Relocating to Murrieta: Your Complete Guide for Moving to Southwest Riverside County
By Laura Holbert and Cheryl Shadden · August 14, 2026 · 9 min read
If you are considering a move to Murrieta, Temecula, or anywhere in Southwest Riverside County, you are not alone. More families, professionals, and retirees are choosing this area every year, drawn by the combination of space, affordability, and quality of life that is increasingly hard to find elsewhere in Southern California.
We have helped many people make this move from Orange County, San Diego, Los Angeles, and states across the country. Each time, the questions are similar: How far is the commute? What are the schools like? Which neighborhood is right for us? And how do we even get started?
This guide answers those questions and more based on our years of experience helping families relocate to Murrieta and the surrounding communities. Whether you are moving for a job, a military PCS, or simply a change of pace, we want you to feel informed and confident before you make the leap.
Why People Are Moving to Murrieta
The biggest reason people choose Murrieta is value. In Orange County, the median home price sits above $1.1 million. In San Diego, it is around $900,000. Here in Murrieta, the median home price is approximately $670,000, and you get significantly more square footage, a larger lot, and a quieter, more family-oriented environment.
But value is not the only draw. Murrieta and Temecula offer a lifestyle that many people find more balanced than life closer to the coast. The air is cleaner, traffic is lighter outside peak hours, and the pace of life allows for deeper connections with neighbors and community. There are local farmers markets, outdoor concerts, community festivals, and a growing food and wine scene centered around Temecula Valley Wine Country.
For military families, the proximity to Camp Pendleton (about 35 minutes south) and March Air Reserve Base (about 50 minutes north) makes Murrieta a strategic home base. As a Certified Military Relocation Professional (MRP), we understand the unique timelines, VA loan requirements, and needs that come with a PCS move.
Cost of Living: How Murrieta Stacks Up
Housing is the biggest factor, but there are other cost differences worth noting. Utility costs in Murrieta tend to be slightly lower than in coastal cities. Gas prices and groceries are comparable to the rest of Southern California. Property taxes follow California's Proposition 13 framework, so your base rate is approximately 1.1% of the purchase price with annual increases capped at 2%.
One cost that surprises some relocating buyers is Mello-Roos, an additional tax assessment that applies in many newer master-planned communities. Not every neighborhood has it, and it is important to know whether a home you are considering sits in a Mello-Roos district before you make an offer. We always make sure our clients understand every cost before they commit.
Commute Times from Murrieta
Many people who move to Murrieta still work in Orange County, San Diego, or other parts of the Inland Empire. The commute is manageable, especially if you can avoid peak rush hour. Here is a general picture of drive times:
- Temecula — approximately 15 to 20 minutes via I-15 south
- San Diego (downtown) — approximately 50 to 60 minutes via I-15 south
- Orange County (Irvine) — approximately 60 to 75 minutes via I-15 north
- Camp Pendleton — approximately 35 to 40 minutes via I-15 south
- March ARB (Riverside) — approximately 45 to 55 minutes via I-215 north
- Corona — approximately 30 to 40 minutes via I-15 north
- Menifee — approximately 15 to 20 minutes via I-215 north
For those who work remotely or have flexible schedules, the trade-off is often well worth it. You trade a bit of windshield time for a home with a yard, a quieter street, and a community that feels like a place to put down roots.
Which Neighborhood Is Right for You?
Murrieta is not a one-size-fits-all city. It is made up of distinct communities, each with its own personality, price range, and lifestyle. Here is how we help clients think through their options:
Families with Children
If schools, parks, and a strong sense of community are your top priorities, master-planned neighborhoods like Spencer's Crossing and Greer Ranch are excellent choices. Both offer community pools, parks, walking trails, and easy access to top-rated schools within the Murrieta Valley Unified School District.
If you prefer an established neighborhood with mature trees and larger lots, Alta Murrieta and Murrieta Oaks are well-regarded and offer more space between homes.
Military and Veteran Families
Proximity to Camp Pendleton is a major draw. Many military families choose homes in southern Murrieta or the Temecula area for quicker base access. We have extensive experience with VA loans and PCS timelines, and we have helped active-duty families buy homes remotely from across the country and overseas. Visit our Military Relocation page for more details.
Empty Nesters and Retirees
Murrieta has outstanding 55+ active adult communities. The Colony, Four Seasons, and The Knolls all offer resort-style amenities, social clubs, and low-maintenance living. If you are downsizing from a larger family home, these communities provide an active, connected lifestyle without the upkeep.
Those Seeking Acreage and Privacy
If you want space, views, and privacy, neighborhoods like La Cresta and Murrieta Ranchos offer estate homes on acre lots with no HOA and no Mello-Roos in many areas. These are especially popular with horse owners, artists, and anyone looking for a retreat-like setting that is still close to town.
Schools in Murrieta and Temecula
Schools are often the deciding factor for families relocating to Murrieta. The Murrieta Valley Unified School District serves most of the city and is consistently well-rated. It includes 11 elementary schools, 4 middle schools, and 3 high schools: Murrieta Mesa High School, Vista Murrieta High School, and Murrieta Valley High School.
Just south, the Temecula Valley Unified School District serves Temecula and parts of southern Murrieta, with its own set of strong schools including Temecula Valley High School, Great Oak High School, and Chaparral High School.
For families with younger children, both districts offer strong elementary programs with low student-to-teacher ratios. We encourage you to visit the schools and talk to other parents when you visit the area. You can explore more details in our Murrieta Real Estate Guide, which includes school boundary information for each neighborhood.
The Relocation Process: What to Expect
Step 1: Get Pre-Approved
Before you look at a single home, talk to a lender. A mortgage pre-approval tells you exactly what you can afford and shows sellers that you are a serious buyer. If you are moving from out of state, we can connect you with lenders who understand the California market and can work across time zones. Read our guide on why getting pre-approved should be your first step for a deeper look.
Step 2: Schedule a Discovery Call with Us
This is the step where we get to know you. We will talk about your budget, your must-haves, your timeline, and what you are moving toward. There is no pressure, no obligation, and no expectation that you are ready to buy tomorrow. Many people reach out months before they are ready to make a move, just to understand their options. We welcome those conversations.
Step 3: Explore Neighborhoods Virtually
If you are relocating from out of the area, we can help you explore communities without getting on a plane. We offer video tours of neighborhoods, live virtual walkthroughs of homes, and detailed information about schools, commute options, and local amenities. Once you narrow it down, we can plan an in-person visit to see your top picks.
Step 4: Make an Offer and Navigate Escrow
When you find the right home, we guide you through every part of the offer and escrow process. California has specific disclosure requirements, inspection timelines, and contingency periods that can feel unfamiliar if you are moving from another state. We keep you informed at every step so nothing surprises you. If you want to understand what happens behind the scenes, read our post on what happens during escrow in California.
Step 5: Settle In
Our relationship does not end at closing. We stay connected with our clients long after the keys are handed over. Whether you need a recommendation for a great local handyman, want to know the best spots for dinner, or have a question about your new neighborhood years later, we are here.
Moving from Orange County vs. San Diego vs. Out of State
Each relocation story is different, and we tailor our approach based on where you are coming from.
Moving from Orange County. Many of our clients come from Irvine, Mission Viejo, and surrounding cities. The biggest adjustment is usually the commute — about 60 to 75 minutes each way if you still work in OC. But the trade-off is a significantly larger home for the same price, often with a yard, a pool, and a quieter street. Most clients tell us they wish they had made the move sooner once they are settled.
Moving from San Diego. The drive is shorter — about 50 to 60 minutes — and many families find the move to Murrieta gives them the space they needed without being completely cut off from the city. This is a particularly popular route for military families transferring to or from Camp Pendleton.
Moving from out of state. California has its own set of rules — disclosure requirements, property tax systems like Proposition 13, and specific financing options like California conforming loan limits. We help out-of-state buyers navigate these differences so the move feels smooth rather than overwhelming. Our Relocation Guide covers more details for those coming from outside California.
Common Relocation Questions We Hear
"Is Murrieta a safe place to live?"
Yes. Murrieta consistently ranks as one of the safest cities in California. The crime rate is significantly lower than the state average, and the community-oriented atmosphere contributes to a strong sense of security in most neighborhoods.
"Murrieta vs. Temecula — which is better?"
Both are excellent. Murrieta tends to offer slightly more affordable options, more master-planned communities, and a quieter, more suburban feel. Temecula offers a historic Old Town district, wine country living, and more established commercial areas. Your choice should depend on where you will spend most of your time and what kind of lifestyle you want.
"Can I buy a home before I move?"
Yes. We have helped many clients buy homes remotely. With virtual tours, digital document signing, and clear communication, you can secure your home before you ever set foot in it. We coordinate everything so that when you arrive, your new home is ready and waiting.
"What if I am not ready to buy?"
That is completely okay. Many people reach out to us long before they are financially or emotionally ready to make a purchase. We can help you understand the market, explore neighborhoods, and create a plan so that when the time is right, you are prepared and confident.
